It's bargain hunting season in Pawleys Island and Murrells Inlet...Investors are flocking to the beach for the low hanging fruit! Steals and deals are to be had as sellers unwilling to let go of their beach homes look forward to a quick sale now that the high season is over. I love the fall. October is my favorite month at the beach...T shirts and flip flops and maybe a light overshirt here and there...always a breeze...Excellent boating all year long. Tennis anyone?

Good morning...perhaps its a good day to explore real estate in Pawleys Island and Murrells Inlet? Not a great beach day...perhaps the fish are jumping and surely love all this fresh water we've been graced with! Alas...we shall wear our rain shoes when showing property today and tomorrow as well...best time to be sure...if you loved it in the rain, you will surely ADORE it in the sun shine! Interesting, I've booked two clients this weekend yesterday and already in both instances, at least one of the favored bookings went pending on me right after I printed the active listings out for the clients...but fret not! Two new listings have popped up this morning and make excellent replacements...wish me luck! I'm off the feed the ducks and perhaps sell some property! Just like weddings; rain brings good luck sales in real estate!

Well, now we are sorry we only have a 40' boat instead of an ARK!!!

Ok all ready, now we are out in the rain trimming trees, shrubs and bushes like crazy as they grow like trebbles with all this nourishment from the sky...Pawleys Island is taking on the rain like a storm trooper...no worries. (please excuse the pun)

I do, however, feel sorry for all the vacationers who selected this week for vacation. Get out the cards, the Ipads and the puzzles...according to NOAA, its going to continue to rain until check out time on Sunday...so very sorry...

Beautiful Pawleys Island and Litchfield Beach...how can I send the rain away? Just look at the Hybiscus! as big as umbrellas and soooo rich with color and amazing hues! I believe I can see the Palmetto trees and Pindars grow! Maybe my front yard is not all grass...but it is definitely ALL GREEN!

Ok, so what do you do in the rain? Here on vacation and so much rain? Well there are museums down in Georgetown, there are exhibits and shows up in Myrtle Beach...Murrells Inlet has that great Frank's Entertainment now, all new, in the Inlet Square Mall. Bowling, arcades, movies. Ya just can't say there is nothing to do here. As for me, relaxation and puzzles will do the trick.

If you've never walked the beach in the rain...give it a try. Smell that sea air. oh, don't forget your rain coat! And watch for those frisky dolphins...they are giving a free show daily...

got a crack in my windshield

Meet Dave...What a super guy...we called Novus Glass 843-357-2468 when we spotted a crack in our windshield this morning...Dave is already here and has done a fabulous job. Stop by our office in Pawleys Island and look for his card on our courtesy vendors rack. His cards have these little dots in the back. if you get a ding in your windshield, just stick one of those little dots over the ding and it will help prevent it from spreading into a crack while you contact Dave for an appointment...great people, great job!!!

btw...the dolphins are flipping out of the water these days off the beach in Pawleys Island. All you folks buying up the beach have front row seats for the dolphin show...how cool is that? Way cool...:))

Wish you guys waiting to buy real estate in Pawleys Island, or a home for sale in Murrells Inlet or Surfside Beach could just take a dot and have me put it on your ideal home to keep it from being sold while you make plans to come down...the inventory is disappearing...don't wait for the crack...come and buy your ideal home or investment while there are some left!

Yet another great reason why we love living here in Pawleys Island. As you come down the main highway thru Murrells Inlet and Pawleys Island...isn't it beautiful? Lots of green and lots of blooming crepe myrtles. You really wouldn't know you were at the beach...the botanical gardens at Brookgreen wield a grand entry influence north and south and the "pretty" continues in both directions...At first I shuttered when we heard Walmart was coming to Pawleys Island but then two things happened...we saw the tasteful rendering of the sweet boutiques that will front the highway to the project and the second? I remembered something I learned in Innkeepers school...if there's a Walmart in town? you will know that it is a healthy growth area and a good place to be. One thing for sure, whether you love or hate Walmart for whatever reason, they do their homework and they don't distroy the ambience the town fosters...also a big thank you to the town council...keep it pretty guys!

A happy Realtor is a productive Realtor! Happy days are here again...hmmmm. sounds like a song....the heat wave has passed and the buyers are b-a-c-k....

I have sadly said Adieu to my wonderful and beautiful neice Danny who always makes me smile...and giggle (shared a pitcher of sugar free Margaritas yesterday!) a lot...Danny is committed to moving to Pawleys Island or Murrells Inlet some day and is anxious to get a piece of our wonderful real estate before it's back over the top again. Hurry Danny, I ain't gettin any younger!

My family's visits always brings prospective clients...Four new possibilities came over the weekend...FAMILY COME BACK NOW REAL SOON!!! It's magic...

Now back to work and never mind the beach for a while...I better get up early in the morning again and start hiking that beach and get rid of some of these extra pounds all those trips to the Cold Stone ice cream parlor and Mazzi's pizzas have put on my person...oh so good. Mazzi's in located in the Pig shopping center here in Litchfield Beach and I am addicted to their personal pizzas. sooooo good. My favorite is the tomato, onion and pineapple...I'm hungry just thinking about it!

A woman bought a home for sale in Murrells Inlet. As we were doing the walk thru she nervously asked me, "Denny, am I doing the right thing?" She was buying a great home in Linksbrook on the lake. Just as I was about to respond a blue bird hit the window...we looked at each other in amazement. The blue bird was actually just getting our attention. Once we gazed out the window, there on the bank of the lake were two otters playing, playing and playing some more...I looked at her and asked her if she needed any more signs...just as she smiled another blue bird hit the window...she's been happy here ever since...right Ann?

Oh, just come live at the beach and ALWAYS be on vacation!

Last night we went to the Cabana Cafe at the Litchfield Inn and had supper. I had a Grouper entree that was out of this world. Served over succatash with a very light drizzle of a cream sauce, it was OUT OF THIS WORLD and just about guilt free...YUM! I love living in Pawleys Island...great, great restaurants and the perfect beach for strolling or bike riding! The off shore breezes were a bit heavy...my niece kept losing pieces of lettuce from her Ceasar Salad...looked like a scene from a vegetarian Hanzel and Gretel! It is so great to be able to walk off a great meal along the ocean...LIFE IS SO GOOD...who wouldn't want a piece of Pawleys Island real estate for their very own...

I remember hanging out on the front yard making all kinds of creatures and stuff out of the cool cloud formations in the sky...well, lately, Pawleys Island beaches have been experiencing the coolest blue skies with rabbits, top hats, dogs, trucks and all kinds of excellent cloud formations while we lay back on the beach and enjoy spotting them! The water is about 84 degrees and the dolphins are just 100 yards out in front of us! Ohhhhhh we love it here. Life is good!

3.8% tax is not on all real estate

According to the National Association of Realtors, “The e-rumor circulating about 3.8 percent tax in the investment income of upper-income households is grossly inaccurate – the tax will not be imposed on all real estate transactions.

“Simply stated, the 3.8 percent tax will apply to the “unearned” income of high income taxpayers – unearned income is income derived from investing.

These are individuals with adjusted gross income above $200,000; and couples filing a joint return with adjusted gross income above $250,000.

“When it comes to the sale of a principle residence, the tax would apply only to high income earners who realized a gain that is more than the current $250,000 (single)/$500,000 (married) existing primary home exclusion- and only the amount over the exclusion would be taxed...

well now THAT clears THAT up...have a great day.

buying real estate with your IRA

Well I've finally gone and done it...I've been threatening for two years now and I've finally divorced myself from the stock market...I am no longer attached to roller coaster, emotionally disturbed markets! I watched my last steal of a real estate deal go by without jumping in and scarfing it up...I am completing my first IRA real estate transaction as I write and I'm so excited I can't stand it. With a positive cash flow and a 4 to 6% ROI, who wouldn't do this? Our markets have stabilized and I've got positive cash flow coming into my IRA...The good news is I've got a clear path until after the election! Everyone else is waiting...the pool is mine! WAHOO...the first was a learning experience. Finding a custodian, all the paperwork for the IRS, fear factor, etc. But I've found a custodian with an entire team of experts at my disposal who have literally walked me thru the process. My paralegal has been a star preformer as well. The second transaction, which is already pending, will be a cake walk. Renters are easy to find these days and they are finding rental property is not readily available. No brainer. I'm making money again...and it's all deferred! What's not to love?
